Highlands Ranch Neighborhoods & Real Estate – BackCountry

Not too long ago I had the opportunity to visit and tour the BackCountry community, which is the new gated community located in Highlands Ranch on the south side of WildCat Reserve Parkway at Broadway. I had a Denver home buyer visiting soon and he was hoping to see some additional photos of what was available in the Highlands Ranch new construction real estate market.

The construction for the Back County is well under way and already some homes are complete with many more to come. Most of the Homes in the BackCountry are built by Shea homes and start in the $500,000’s and the custom homes (by a variety of builders) will go well past the $1 million mark. The BackCountry is one of the last of the larger communities being built in Highlands Ranch and once it is done, Highlands Ranch build-out will be most likely near completion.

This was not the first time I had visited the BackCountry – but it was the first time I had my camera. I was fairly impressed with the floor plans – large kitchens and great rooms with a wise use of space. The thing that I really found interesting being in the models was house pretty much across the board – the great Colorado outdoors have been brought inside. Amazing patios, many times more than one per home, with outdoor fireplaces in many of the homes and the decor that was chosen for the models highlighted the outdoors as well. My wife came with me on this tour of the BackCounty and she was impressed as well with the emphasis on the beautiful Colorado outdoors.

When complete the community itself will be comprised of over 450 acres of open space and trails and also leads to the over 6200 acres of The BackCountry Wilderness. We both felt that the theme had been played out very well. In addition there were incredible views of the entire front range from so many areas in the BackCountry. I will be interested to see how that is developed over time once more of the homes are built. Interestingly,both of our favorite model was one of the first we saw, and featured a "pop-top" design – as it was explained to us – a ranch with a popped top for extra living space upstairs to be used as a loft, study, playroom, whatever. I found this so intriguing as Denver pop-tops is a very hot term. In the last 10 years or so plenty of Denver home owners (in Denver) have expanded upwards since they really didn’t have anywhere to go out-wards. I couldn’t help but wonder if they were trying to appeal to the more urban crowd that may be familiar with a pop-top home of their own & that terminology. In any case, it was impressive.

All in all, we both enjoyed our model home tour at the BackCountry that day. It was nice to tour leisurely without clients as it was the first time I had been there without a customer, thus I was able to really take my time and look around. Firelight is a beautiful neighborhood that is located in Highlands Ranch, CO – Douglas County.

The Firelight area is south of Wildcat Reserve Parkway at Fairview Parkway and runs south and east – just past Griggs Road and just past Poston Parkway. It is really a stunning neighborhood and is very desirable for many home buyers due to several factors. Firelight does have some of the highest land in Highlands Ranch, allowing fantastic views of the front range, DTC area and downtown. The zip codes for the homes in Firelight are 80126 and 80130.

The homes in Firelight were built mostly by Shea Homes, Joyce Homes, Beazer Homes and Richmond American Homes. The Joyce Homes are pretty much confined to an area also known as Firelight ~ Finesterra and are located high on the hills with awesome views. These homes in particular have stunning architecture and are much different than the majority of homes in Highlands Ranch. The other builders have stunning floorplans as well and there is something for everyone in Firelight. The homes currently for sale, today, range in price from the $250,000’s to just over $1,000,000 but will vary widely due to lot sizes, views, custom features and location. Firelight is a part of the covenant community of Highlands Ranch, governed by the Highlands Ranch Community Association. It also has a secondary HOA and maintains its green-space and neighborhood parks. There area a good number of homes in Firelight that back to open space and offer wonderful views of the mountains or have downtown city views.

Firelight is also neighbors to the Back Country Open Space and just minutes form the beautiful Daniel’s Park. The Westridge Recreation Center and Northridge Rec Centers are in Highlands Ranch as well and because of the well thought out community plan are also easily accessible. Some of the homes in Firelight are walking distance to the Southridge Recreation Center. Shopping is very convenient near Firelight – including a grocery store, restaurants & shops at the Southridge Shopping Center. This shopping center even is home to a very popular drive-through Starbucks. It is also an easy drive to C-470 or I-25, providing easy access to the entire DTC area. The Highlands Ranch and Lone Tree areas of Denver’s south metro real estate market are still seeing decent activity. This is the area that is found in theDenver MLS as DHL. I dislike repeating the same mantra – but price and condition are going to be key if you are a home seller right now. With that said, activity is up with an increase in closed sales and pendings in Highlands Ranch and Lone Tree, especially in regards to single family homes. Condos and Town Home sales in the area are a bit slower but there is still activity.

Highlands Ranch Neighborhoods – The Hearth

The Hearth is one of the newer neighborhoods in Highlands Ranch and in fact there is even still some new construction homes available.

The Hearth is located in Highlands Ranch, CO – Douglas County and is considered to be in the Southridge area of Highlands Ranch. The zip code for The Hearth neighborhood in Highlands Ranch is 80130. The Hearth is a part of the covenant community of Highlands Ranch, a south Denver suburb, and part of the Highlands Ranch Community Association. The homes in The Hearth, Highlands Ranch are built by Shea Homes and Berkely Homes and are still very new. Construction in this area started in 2005.

The homes in The Hearth have a wide price range depending on many factors but currently range from approximately $279,000 to $575,000 for resale homes. New Construction Homes in The Hearth start right now in the low $400’s. Some of the determining price factors are size of lot, upgrades in the home, cul-de-sac location, backing to open space or the Highlands Ranch trails, and of course any mountain view possibilities.

Some of the homes in The Hearth and The Retreat At The Hearth also back up to the land that is part of the BackCountry Wilderness. Many of the homes in The Hearth were built and painted using bolder, richer colors of exterior paint than most other areas of Highlands Ranch and I actually find this quite appealing. Because The Hearth homes are still very new, many of the amenities within are ones that people are excited about. Many of the homes have larger mud/laundry rooms, and even some have upstairs laundry rooms. The closest tend to be a bit larger than the norm as well which has been something I find Highlands Ranch home buyers looking for.

The Hearth is located right at the entry way to the road leading to the BackCountry Wilderness area and Daniel’s Gate Park. Both of these areas are wonderful amenities for the outdoor enthusiast – whether you are looking for just a quiet local picnic spot in Daniels Park or a nearby hiking area – you will find that in the Back Country Wilderness.

There are many other recreation opportunities in Highlands Ranch and The Hearth has a great location with many possibilities right there. There is very easy access to the Highlands Ranch trail system and many of the homes in The Hearth are walking distance to The Southridge Recreation Center – which is actually the newer of the 4 Highlands Ranch Rec Centers. Nearby parks are maintained by the Highlands Ranch Metro Districts.

Shopping is also plentiful from The Hearth – grocery & other shopping are less than 5 minutes away at the Southridge King Soopers shopping area. This shopping area includes Red Rooster Creamery, Camilles Restaurant, Starbucks, Garlic Jims Pizza, Walgreens, several bank, hair salons, nail salons, Blockbuster Video and more. A few minutes in either direction and you will be near the Town Center Shopping area or the Eastridge Shopping area – both of which are full of amenities. In addition, Park Meadows Mall is only about 10 minutes away from this part of Highlands Ranch, CO. T

The Hearth is approximately a 40 – 45 minute commute from Denver International Airport. Commuting from this Highlands Ranch neighborhood is not difficult at all – easy access to Quebec provides routes to C470, I25 and western routes that include access to downtown and the Lockheed Plant. If you are commuting to the DTC or Meridian, The Hearth provides are particularly easy commute to both areas. RTD bus commuting center are located throughout Highlands Ranch and The Hearth is an easy starting point for the RTD Light Rail station at Lincoln and I25.

Highlands Ranch Real Estate – Neighborhoods With A Pool

If you are looking to buy a home in Highlands Ranch, you probably already know that Highlands Ranch has a very efficiently run HOA, the Highlands Ranch Community Association (aka HRCA) that in addition to many other things houses & maintains 4 very beautiful recreation centers, each with an assortment of indoor and outdoor pools.

But in addition to the rec centers, there are some neighborhoods that have secondary HOA’s – some of which also include their own neighborhood outdoor pool.

Often times I do have folks that are relocating to Highland Ranch that specifically inquire about these neighborhoods with their own pools – so here they are (in no particular order).

In general you will find that the Highlands Ranch neighborhood pools are open from mid-May until mid-September and sometimes those dates do fluctuate. They are also fully gated areas that are locked and only allow access to residents of the specific neighborhood and their guests.

Indigo Hill – located at Broadway and Wildcat Reserve Parkway, this Highlands Ranch neighborhood has its own gated community pool that is very attractive and centrally located.

Weatherstone – Weatherstone continues to be one of the top neighborhoods in Highlands Ranch that I receive inquiries about, and among other very nice amenities, the community pool certainly is a part of that. Weatherstone is located off of Wildcat Reserve Parkway and can be entered on Stone Mountain or Weathersfield Way.

Timberline Ridge – One of the "older" neighborhoods of Highlands Ranch – but older can be better – depends on what you are looking for. These Highlands Ranch homes often have a bit larger yards, some more mature landscaping, and of course, there is the community pool that is a big drawing point as well. Timberline Ridge is in Northridge and can be entered from various points off of University Blvd. and Venneford Ranch Rd.

The Highwoods – A gated community in itself, The Highwoods homes start (currently) at about $950,000 and go up from there and its community pool is also coupled with a tennis courts. This luxurious neighborhood sits high up in Highlands Ranch and many homes offer commanding views of the entire front range. The Highwoods are located off of Broadway and there are gated entrances on Broadway and Gateway.

Falcon Hills – Another gated community – in fact 2 in one – Falcon Hills North and Falcon Hills South was the first gated, luxury & executive neighborhood in Highlands Ranch and has a very nice community pool as well as many other features that help in stand apart from other neighborhoods.

BackCountry – Still in its earlier stages of development – The BackCountry does not have a pool yet, but it is in the plans as part of the SunDial House Complex. BackCountry is located off of Wildcat Reserve Parkway at BackCountry Drive. The only entrance open right now is on BackCountry Drive at Broadway & Wildcat Reserve Parkway.

If you are not looking at single family homes in Highlands Ranch, but instead are considering a Highlands Ranch townhome or condo, there are also pool communities that cover that as well.

Highlands Ranch Neighborhoods & Real Estate – Hillcrest

Highlands Ranch Homes & Real Estate – Hillcrest

Hillcrest is one of my favorite neighborhoods in Highlands Ranch and by my client’s past history, I am not the only one.  Over the years I have had numerous clients that have specifically wanted to purchase a home in Hillcrest.  With its more mature landscaping, larger sized lots, excellent location and stunning executive homes, its no wonder.   

The Hillcrest neighborhood is located in Highlands Ranch, CO – Douglas County off of University Blvd between along White Bay Drive.  You can also enter the neighborhood on the other side of White Bay Drive off of Colorado Blvd as well.  Here is a google map of Hillcrest. if trying a zip code MLS search for Hillcrest, the zip code is 80126

One of the reasons why Hillcrest has continued to be so interesting to Highlands Ranch home buyers is the actual size of Highlands Ranch homethe neighborhood.  It is a much smaller community that some of the other Highlands Ranch neighborhoods and it does happen to have many more streets that are cul-de-sacs than some other areas.  In fact, only one street in Hillcrest is not a cul-de-sac and all the others do have cul-de-sac endings. 

The homes in the Hillcrest neighborhood of Highlands Ranch are built by Richmond Homes and were mostly built in the early to mid 1990’s.  The homes in the neighborhood have a wide price range depending on many factors but currently range from approximately $600,000 to $900,000.  Some of the determining price factors are size of lot, upgrades & updating in the home, finished basements, cul-de-sac location, backing to open space or the Highlands Ranch trails, and of course any mountain view possibilities.  Highlands Ranch CO Vista Trail

As I already mentioned, these Highlands Ranch homes in Hillcrest continue to be very appealing - the bedrooms are a very generous size for the most part – even the smaller of the secondary bedrooms are very accommodating.  The kitchens are generally very open & built for entertaining and the yard sizes are among some of the largest in Highlands Ranch.  The homes are still competing with some of the new home builds in Highlands Ranch, so the homes in Hillcrest that have been well maintained and updated fair very well in the housing market.  There are some that I have seen in the past that could use a little updating, but if things are in generally great condition, a Hillcrest home should do quite well in this market.

The schools that are within the boundaries for Hillcrest are quite nearby.

In addition to these public schools listed, there are close by educational options, includidng the brand new Valor Christian High School, Platte River Academy (K – 8th – public charter) and Denver Christian School (K – 8th) and Cherry Hills Christian School (Pre K – 8th), and there are several Catholic School options available in the area as well. 

Highlands Ranch is a community that is filled with nearly endless recreational opportunities, and Hillcrest is no exception. There isHighlands Ranch Vista Trail very easy access to the Highlands Ranch trail system on the Vista Trail (it runs through many of the homes in this neighborhood’s backyards) and is only minutes away from both the Eastridge and Northridge Recreation Centers.  The Southridge and Westridge Recreation Centers are only 10 minute drive.  Nearby parks are maintained by the Highlands Ranch Metro Districts. 

Hillcrest is a part of the covenant community of Highlands Ranch, governed by the Highlands Ranch Community Association.

Highlands Ranch real estateIn addition, with easy access to C470 at the University Blvd exit, Park Meadows Mall is only about 10 minutes away from this part of Highlands Ranch, CO.  This mall can also be accessed very easily without the highway by continuing to travel south east on University Blvd or east on County Line Rd. 

As are most of the Highlands Ranch homes and neighborhoods, Hillcrest is an approximate 40 – 45 minute commute from Denver International Airport.  

Hillcrest is one of the more stately looking neighborhoods with large inviting front yards, long walkways and quite a bit of exterior brick.  Most folks will find that commuting from this neighborhood is a breeze.  If you need to go downtown you can use University Blvd or the highways or go aHighlands Ranch homes in Hillcrest bit west to continue downtown on Broadway or Santa Fe Drive.  You are also just minutes to the RTD bus commuting center and there are additionally RTD Light Rail lines on both the far east and west sides of Highlands Ranch.  The entrance to C470 at University Blvd is only moments from Hillcrest, providing easy access to the entire DTC area, Lockheed plant and more.  The Meridian area is very easily reached via University Blvd which becomes Lincoln Avenue as it continues into Lone Tree and Parker.

The Highlands Ranch Golf Club neighborhood is located in Highlands Ranch, CO – Douglas County. 

The neighborhood is just west of Lucent Blvd and east of Santa Fe Drive. Its north boundary also is the border of Highlands Ranch itself at County Line Rd and its south border is Town Center Drive. 

The zip code for the Highlands Ranch Golf Club neighborhood is 80129

The homes of the Highlands Ranch Golf Clubare built by Richmond American Homes, Sanford/Beazer and Shea Homes.  The homes currently range in price from $430,000 to the $900,000’s.  There are also some town homes adjacent to the Golf Club Community from the high $200,00’s to the low $300,000’s.  For more information on the town homes, contact me. 

The Highlands Ranch Golf Club neighborhood is a part of the covenant community of Highlands Ranch, governed by the Highlands Ranch Community Association and also has a secondary neighborhood covenant of the Highlands Ranch Golf Club.

Recreation opportunities are nearly endless throughout Highlands Ranch, but the Highlands Ranch Golf Club has an ideal location, making recreation out your front door a true possibility.  The Highlands Ranch Golf Club is physically at the center of the homes community, offering 18 holes of championship golf on a Hale Irwin designed golf course.  Biking and running trails are plentiful, as the HighLine Canal trailruns through the Highlands Ranch Golf Club community.  The trail connects and runs through much of the Denver metro area.  Leisurely strolls on the HighLine Canal are very popular as well.  There are great parks in Highlands Ranch as well, and two are very close by.  Redstone Park is just on the other side of Town Center Drive from the west part of the Highlands Ranch Golf Club Neighborhood.  Redstone Park offers soccer fields, ball fields, tennis, fishing, a wonderful playground, batting cages, a skate park, and more.  Marcy Park is also a very nice community park that is nearby.   Rover’s Run Dog Park sits on the west side of Westridge Glenand offers a community off-leash area for your dogs to roam & play.

Shopping is also plentiful near the Highlands Ranch Golf Club – including 2 grocery stores & shops – Highlands Ranch Town Center, Aspen Grove Lifestyle Center and 12 – 15 minutes to Park Meadows Mall

Commuting from the Highlands Ranch Golf Clubneighborhood is a breeze – with a straight shot up Santa Fe Drive (from Town Center Drive) all the way down town, or just minutes to the Mineral Station Light Rail.  There is also an RTD bus commuting center within 5 minutes of the neighborhood.  The neighborhood is just moments from the Lucent entrance to C470, providing easy access to the entire DTC area.  The Highlands Ranch Golf Club is also a very convenient neighborhood if commuting to the Lockheed plant

The Lantern Hill Neighborhood in Highlands Ranch, Colorado

Lantern Hill is a neighborhood that is located in Highlands Ranch, CO – Douglas County.  The neighborhood is just east of Summit View Parkway and Wildcat Reserve Parkway.  It is one of the smaller neighborhoods in Highlands Ranch.  The zip code for the homes in Lantern Hill is 80126.  View a satellite map of Lantern Hill here

The homes in Lantern Hill were built by Joyce Homes.  The homes currently range in price from $360,000’s to the low $600,000’s.   Some of the Joyce models have stunning architecture that is very different from many of the other neighborhoods in Highlands Ranch.

Recreation opportunities are nearly endless throughout Highlands Ranch in general, but Lantern Hill does have a great location in Highlands Ranch, providing convenient recreation opportunities very close by.  Biking and running trails are plentiful, as the trail system of Highlands Ranch runs throughout the town with easy access from Lantern Hill.  The recreation centers in Highlands Ranch are beautiful and have something for everyone.  The closest to Lantern Hill would be the Southridge Recreation Center with the Eastridge Recreation Center very close as well.  But because of its convenient location, the other 2 (Northridge and Westridge) are not far at all either. 

There are great parks in Highlands Ranch as well, and many are accessible from Lantern Hill. 

Shopping is also plentiful near Lantern Hill.  There are numerous restaurants and shopping in the nearby Southridge shopping area – including a grocery store and even more shopping very close by in Eastridge with more grocery stores (including 2 "natural" grocery stores), restaurants, banks, etc.  It is only about 10 – 15 minutes to the nearby Park Meadows Mall

Commuting from Lantern Hill is very convenient.  Various park and ride opportunities exist throughout Highlands Ranch and it would also be possible to commute downtown via Light Rail at either the Lincoln Station or Mineral station.  Each station would be about a 10 minute drive form Lantern Hill.  

The Lantern Hill nighborhood is approximately a 40- 45 minute commute from Denver International Airport.
